What Is a "Weeks Free" Concession—and Why Does It Matter?

When Denver apartment communities run specials, they often advertise offers like "6 weeks free" or "8 weeks free on a 13-month lease." It sounds like a huge savings—and it can be—but the number that actually matters to your budget is your effective monthly rent after that discount is spread across your entire lease term.

Here's how it works: if a property is offering 8 weeks free on a 13-month lease, they're essentially giving you 8 weeks of rent at no charge. The value of that concession is what this calculator helps you quantify—so you can understand what you're truly paying on average each month over the life of your lease.

Example: A $3,120/mo apartment with 8 weeks free on a 13-month lease works out to an effective or average base rent of $2,677/mo—a savings of $443 every single month when averaged across the lease. That's real money, and knowing it helps you compare properties on an apples-to-apples basis.

Keep in mind: every property handles the dispersal of that special differently, and it's important to understand how yours works before you sign. Some properties give you a "bucket of dollars" you can self-prorate and apply toward rent each month however you'd like. Others require you to pay full base rent for your first full month and then receive free months later in your lease—for example, if you move in on July 25th, you might pay normal prorated rent for July, rent for the full month of August, and then have September and October essentially be free. The math on your effective rent is the same either way, but how and when that savings shows up in your bank account is very different depending on the property.
