Let me be honest: DTC doesn't have the walkability of Capitol Hill or the restaurant scene of RiNo. What it does have is significantly more space for your money and a location that eliminates brutal commutes for thousands of Denver professionals.

Consider this: a 1-bedroom in DTC averages $1,700–$2,200. That same budget in LoHi gets you a studio. In DTC, you're getting 700–900 square feet with in-unit laundry, a balcony, and a parking spot included or at minimal cost. DTC is home to major employers including Charles Schwab, Arrow Electronics, IHS Markit, Newmont Mining, and dozens of tech companies and financial firms. If you work for any of these companies — or in the broader I-25/I-225 corridor — living in DTC means a 5–15 minute commute instead of 30–45 minutes from central Denver.

The light rail E and H lines run through DTC, connecting to downtown Denver in about 30 minutes. Several of my clients live in DTC and commute to downtown offices via light rail — it's a comfortable, predictable commute with no traffic stress.

What DTC Living Actually Looks Like

DTC is more suburban than urban, and that's either a feature or a bug depending on what you want. The apartment buildings here tend to be larger complexes with resort-style amenities: pools, fitness centers, dog parks, business centers, and ample parking.

Dining and entertainment are concentrated in areas like the Streets at SouthGlenn, Park Meadows Mall, and the Landmark entertainment district. It's not walkable in the way downtown neighborhoods are, but there's plenty to do — you'll just drive to it.

  1. Light rail proximity is key. If you ever commute downtown, choose a building within walking distance of a light rail station. It transforms DTC from suburban to connected.

  2. Negotiate harder here. DTC has more inventory and less competition than central Denver neighborhoods. You have more leverage to negotiate rent, parking, or move-in specials.

  3. Check the commute both ways. I-25 traffic can be brutal during rush hour. If your office is in DTC, living in DTC eliminates this entirely.
